About the district

Ramat ha-Nassi ("Presidential Heights," named after Israel's first president Chaim Weizmann) is a district in the central-eastern part of Bat Yam. Historically, it features typical construction from the 1950s–60s: four-story "rail" houses without elevators. Today it is the main site of the city's large-scale pinui-binui program. In 2024–2025, the Almog group received conditional approval for the flagship "29 November" project (29 November complex): demolition of 8 old four-story buildings with 224 apartments → construction of 4 towers 25–37 stories on 29 November Street + 6 ten-story buildings on Rabbi Nissim Yitzhak Street. Total 964 new apartments (approximately 200 of them compact 55 m²), 6000 m² of commercial and office space, and a new school on a 5-dunam plot. Total project area is approximately 2.1 hectares. The district has two Red Line stations (Kaf-Tet be-November and Yoseftal in the northern part), the Tarbootek cultural center, a municipal library, HaNasi school, and clinics. Direct access to Ayalon Highway via the Yoseftal interchange — 15 minutes by car to Tel Aviv city center.

History

The neighborhood is named after Chaim Weizmann — the first president of the State of Israel (HaNasi = "President"). It was built in the 1950s–60s as municipal housing for a wave of returning immigrants. In 2016, the municipality approved a master plan for urban renewal of the neighborhood for approximately 950 apartments. Implementation began with a project by Almog Group, which in April 2025 received conditional approval for construction. According to the company, this is the largest and most significant project in the group's history. Architectural design is being carried out by the Canaan-Shenhav bureau, which also oversees the licensing process.
