A district at the intersection of two main arteries of Bat Yam — Rothschild Boulevard (the main shopping street with a tram) and Ha'Atzmaut Avenue (parallel to the sea). Essentially, this is the center of city life: city hall, banks, restaurants, major shops, and a junction with the LRT station HaKomemiyut. The district is one of Bat Yam's priority "renewal complexes." A mega-plan "Northern Entrance to Bat Yam" is being implemented with approximately 4,600 new apartments around the future HaAtzmaut station, plus point towers: Rothschild 2 by Auerbach Halevy, Bat Yam Dream Tower (35 floors at the corner of Ben-Gurion and Rothschild), and others. Architecturally — a mixed appearance: premium new construction towers stand next to old shikunim from the 1960s. Entry prices are above the city average, but direct LRT access to Tel Aviv (the HaKomemiyut station on Rothschild itself) ensures consistently high liquidity.

History

Boulevard Rothschild was developed from the 1930s–1940s as the city's "ceremonial" axis. The district's modern appearance took shape by the end of the 1960s: heavy "shikunim" construction plus the first municipal buildings. In the 2010s, the district received the status of a priority urban renewal zone. Landmark projects include Bat Yam Dream Tower, Rothschild 2 (Auerbach Halevy), and the master plan "Northern Entrance" (~4,600 apartments around an LRT hub). The opening in 2023 of the Red Line rapid tram with the HaKomemiyut station on Rothschild itself cemented the district's status as the most sought-after central location in Bat Yam.
